Going tankless is problematic at best......

My Mother and Step-Father installed one at my Mother's home and they have had to replace it twice over the course of 20 years. Water calcium in hard water areas is the issue and is a killer to the tankless system. Whatever they did this last time though was promised to hold up and not be an issue at least for the rest of their lives. Personally, I wouldn't have one, they are not as immediate as one might think. As an example, my Mother's kitchen is on the other side of the house from the tankless unit, and it still takes a while for the hot water to reach the faucet. Cost wise a good tank by Bradford-White (plumber recommended brand) that has an anti-sediment system built-in is IMO a wiser choice and more cost effective choice....
