My wife & I own an estate sale company and we have seen it all. The garbage and animal hoards are by far the worst, it destroys the house itself, we won't touch it, smoker's house either. However, there are the good hoards. We did a large Victorian 6 years ago that belonged to a WWII P-38 pilot and his wife. She saved antiques & collectibles most of her life in anticipation of opening a store. Well, that never happened. They also had cats, however upon close inspection every room, along with unopened bags of kitty litter had some really cool and valuable stuff. There was lots of non sell-able stuff we had to deal with, but we took the job. After filling (2) 40 yard dumpsters there was enough room to display all the good stuff, furniture, clocks, vintage kitchen, in demand collectibles, uniforms, military stuff, model remote controlled airplanes, a fully stocked ham shack in the basement, a Marantz 4300 and much more. There was also a large shop that had very nice hand & floor power tools, yard tools, hardware, tool boxes,metal signs, John Deere lawn tractor and tons of ammo (the family kept the guns - drat).
We did (3) sales out of that house & garage for a gross of about $65,000. The family was ecstatic.
