I'm going to suggest something kinda' radical. Since you're buying and if any two of the smaller rooms are next to each other, would you consider a remodel where you take out a wall and make two small rooms into one larger one? As long as the wall isn't a load bearing wall and contains no wiring or plumbing, you're good. You could end up with a nice listening room you'd enjoy for many years to come. That's what I call making lemonade from lemons. Done properly, you might even increase the property value.
